The guest rooms are owned and managed by Evy Raes and Stephan Van den Eynde, B&B Parkhuys, referred to as the manager/host. The manager may, where necessary, be replaced by another host or representative. These General Terms & Conditions / House Rules apply to all users of Bed & Breakfast Parkhuys. Upon confirmation of the reservation, these General Terms & Conditions come into effect. A copy will be provided free of charge upon request. Our B&B is less suitable for (young) children. The private areas may not be entered by guests of the B&B.
Reservation
At the time of booking, the correct number of persons staying at B&B Parkhuys must always be stated. In the case of a stay with children, the age of the child(ren) must be stated at the time of the reservation request. The rooms are suitable for a maximum occupancy of 2 persons. It is not permitted for more than two persons to stay overnight and/or reside in the room, regardless of age. Upon entering into a rental agreement, these General Terms & Conditions and House Rules come into effect. The host may, in the event of a violation of these rules or inappropriate behaviour, immediately deny guests access to B&B Parkhuys without further notice or reimbursement. The reservation can be made verbally, by phone or by e-mail. Upon receipt, we will send a confirmation. After payment, your reservation is final. In the event of exceeding the stated and/or maximum occupancy, B&B Parkhuys will charge 100% of the applicable overnight rate per violation, in addition to the accommodation costs already due.
Rates
Rates include gas, water, electricity, heating and 12% VAT (from 1 March 2026). Rates exclude cancellation and/or travel insurance and/or other costs. Rates are always subject to change. All information on our website is provided in good faith and is subject to interim adjustments. B&B Parkhuys is not bound by obvious errors on its website. For a double-occupancy reservation, it is not possible for only one of the two guests to book breakfast.
Security deposit
A security deposit (usually €50) is charged for each booking. This will be refunded within 7 days after your stay, after deduction of tourist tax. If any irregularities caused by the guests are found, we will contact you personally first. Any settlement with the deposit and/or additional costs will follow thereafter.
Cancellation
If you are unable to honour your reservation, please notify us as soon as possible so that we can offer the date to other guests. Cancellation within one week of the check-in date: 50% of the balance is due. Cancellation on the day itself: 100% of the balance is due.
Check-in
Check-in is from 15:00. A different time can be arranged in consultation with the host, preferably before 21:00. Please let us know at least one day before your arrival what time you expect to arrive. This ensures someone will be present. You are also welcome to arrive earlier to drop off your luggage and collect the key.
Check-out
Check-out is possible until 11:00 on the day of departure. A different check-out time can be arranged in consultation with the host. The guideline remains 11:00.
Respect for neighbours
B&B Parkhuys is located in the centre of Merksem. We kindly ask guests not to cause any nuisance. All music and other sounds must be kept at room volume and are prohibited between 22:00 and 07:00.
Visitors
If you wish to receive visitors, please inform the host in advance.
Pets
Pets are not permitted.
Key management
Upon arrival, you will receive one key card for your stay. You are responsible for locking the doors of your accommodation. Please return the key upon check-out. Loss of a key card will result in a charge of €50.00.
Bed linen and towels
Towels and bed linen are provided and changed as required. Costs are included in the price unless otherwise agreed.
Parking
You can park your car free of charge in the designated spaces at our B&B, for the duration of your stay only. Bicycles can also be parked free of charge in the bicycle storage. We are not liable for theft or damage to your vehicle. Parking is at your own risk.
Smoking
Smoking is prohibited inside B&B Parkhuys. Smoking on the terrace may be permitted by arrangement, provided it does not inconvenience others and safety is not compromised. The terrace must remain free of cigarette butts. Misuse of fire extinguishers or tampering with the smoke detector is not permitted.
Alcohol and drugs
Alcohol abuse is prohibited – enjoy responsibly. It is prohibited at B&B Parkhuys to possess, use and/or trade drugs.
Internet
B&B Parkhuys offers a guest WiFi network. Users must refrain from visiting unlawful websites or those that conflict with the reputation of B&B Parkhuys. If internet misuse is detected or suspected, B&B Parkhuys has the right to block internet access without prior notice.
Damage
B&B Parkhuys is not liable for any damage, loss or theft during your stay. Should any damage be caused to the accommodation or its furnishings, please notify the host. The manager is not liable for loss of personal belongings or personal injury.
